Casagrand does not publish a rate for Vybe in the project brochure, and no honest page can invent one. What this page does instead is set out every component that decides the final figure on your cost sheet, so that when the price comes through you can read it properly.

Why there is no price on this page

Rates on a live project move. They move on inventory — when the corner and park-facing villas in a pocket are gone, the sheet is reissued. They move at launch milestones, and they move when the developer opens a new phase. Any page quoting a fixed all-in figure for a Casagrand Vybe villa is either quoting something stale or quoting something it made up.

So the price sheet goes out on request, dated, villa-type by villa-type. What follows is how to read it.

The five things that decide your final figure

1. Villa type and size

Vybe runs 3, 4 and 5 BHK villas across more than a dozen villa types. Saleable areas run from about 2,400 sft on the smaller 3 BHK villas to roughly 5,000-5,200 sft on the largest 5 BHK, with land areas from about 1,370 sft to 3,220 sft. The base rate is usually quoted per sft of saleable area, so the type you choose sets the floor of your budget before any premium is added.

2. Facing and Vaastu premium

Villas at Vybe come East, West and North facing, all planned 100% Vaastu-compliant with SW master bedrooms and SE kitchens. Facing usually carries a premium — East and North-facing plots typically price above West. Confirm which facings are available in your budget and what each one adds.

3. Plot position and premiums

Corner plots, park- and clubhouse-facing villas, larger land parcels and villas in the preferred pocket usually carry preferential charges. With 26 acres of open space and four residential pockets, there are more "facing something good" villas here than in a tight layout — worth checking which of them carry a premium and which don't.

4. Land area, not just built-up

For a villa the land parcel matters as much as the built area — two villas at the same saleable area can sit on very different plots (roughly 1,370 to 3,220 sft here). The land component is a large part of a villa's value and its resale, so confirm the exact land area on the unit you are quoted.

5. Everything outside the base rate

This is where a cost sheet usually surprises people. The base rate is not the price.

The number worth asking for is the all-in. Ask any advisor — including us — for the total outflow on the specific villa, with every head listed separately, before you compare Vybe against anything else on the corridor. Comparing base rates alone is how buyers end up surprised at registration.

Payment schedule

Villa purchases are typically structured as construction-linked plans, with instalments released against stages: agreement, foundation, each slab, brickwork, finishing and handover. Casagrand also runs schemes like assured rent and a 6-month guaranteed resale — ask which are live on Vybe and what the terms are.

If you are funding with a home loan, the construction-linked plan usually costs less in pre-EMI; if you are paying from liquid funds and a rebate is on offer, a down-payment plan can win. Ask for both and compare against your own cost of money.
